Victorian terraces in Pontcanna, Canton, and Roath typically have bathrooms of 4–7m² with sloped ceilings and original floorboards. Both features require preparation before installation can begin.
Original Floorboard Assessment
Original timber joists were not sized for heavy porcelain tiles bonded over a board substrate. The load must be checked, the boards replaced with a rigid tile backer board, and only then can heavy floor tiles be specified.
Cyncoed 1940s–1960s Properties
Cyncoed properties have larger bathroom footprints with more layout flexibility. Pipework in properties of this age is often mixed — copper in one section, plastic push-fit in another. We assess both at the survey visit and advise on what needs to change.
We carry out all structural preparation as part of the installation. You do not need a separate contractor.
The Full Scope of a Bathroom Fit
We manage the complete sequence.
Strip-Out and Assessment
The existing bathroom is fully removed. Walls, floors, and drainage are assessed. Substrate issues, drainage constraints, and access complications are identified at this stage and priced for.
Structural Preparation
Lath-and-plaster walls are removed and replaced with moisture-resistant plasterboard. Original floorboards are assessed for load capacity and replaced with rigid tile backer board where heavy tiles are specified.
First Fix
Plumbing and electrical first fix is completed before any boarding or tiling begins.
Waterproofing
Tanking is applied to wet areas. Wetroom floors receive sloped floor screed to direct water to the drain, and a linear drain is installed along one edge of the floor.
Tiling and Finishing
Wall and floor tiles are laid. Sanitaryware is installed and commissioned. Vanity units, mirrors, accessories, and any finishing joinery are fitted last.

Cardiff Properties: What to Expect
Cyncoed Detacheds
Larger bathrooms with more scope. Common briefs include a full suite replacement with a separate walk-in shower enclosure, or an en suite creation from part of a master bedroom.
Pontcanna Victorian Terraces
Small bathrooms, often 4–6m², with sloped ceilings and original lime-plastered walls. Lath-and-plaster must be removed and replaced with moisture-resistant board before any tiling. Wetroom specifications suit these bathrooms well.
Canton and Roath Terraces
Similar in character to Pontcanna. First-floor bathrooms with original floorboards are standard. Substrate preparation is the norm, not the exception.
Llandaff and Penylan
A mix of property characters from Victorian to interwar. Bathroom briefs range from straightforward suite replacement to full wetroom specification. Properties here often have more floor area than Pontcanna terraces.

Wetrooms vs. Traditional Bathrooms
